Missouri Certified Site: Hinshaw East Industrial Site

Located in central Missouri, Hinshaw East is an 81-acre industrial site, with 57 certified acres. It’s zoned for light industrial use. This certified site is located in an opportunity zone in Columbia, Missouri, a community of 120,000 people.

A certified site in Missouri requires the ground be mostly clear and level, be intended for business use, have at least a six-inch water main, industrial capacity sanitary sewer, and electric infrastructure.

This Columbia site has all utilities available, with water and sewer treatment provided by the City of Columbia. Natural gas is provided via an 8-inch gas main by Ameren, and is served by a 13.8kV line also provided by the City of Columbia.

There are no wetlands or environmental issues on a certified site, and a soils report is available.

The site is located just one mile from U.S. Highway 63, and four miles from Interstate Highway 70. The Columbia Regional Airport is also nearby – just 15 miles from the site. A railroad transload facility is located just two miles from the site, and neighboring facilities include 3M, Quaker Oats, and Honeywell.

With its location in Columbia, the home of the University of Missouri, established utilities, and easy access to two highways and an airport, this shovel-ready site is perfect for your next facility.
