Beeline launches a dedicated property investor experience |

July 27, 2022 by Staff Reporter

Digital lender responds to demand from younger property investors seeking simplicity

PROVIDENCE, R.I., July 20, 2022 /PRNewswire-PRWeb/ — Beeline has just announced the launch of a digital journey they’ve built specifically for property investors.

Most large centralized conventional mortgage lenders tend to steer property investors down a single family home purchase process and Beeline thinks that’s a mistake. Their users enjoy a property investor specific mobile first onboarding flow. A few minutes later, most investors receive accurate approval, loan pricing and loan related details for a wide variety of conventional and non-QM loan programs —all from one centralized platform nationwide.

Said Nick Liuzza, CEO of Beeline, “The newly released version of our experience is unique — typically, users cannot apply online for a conventional or a DSCR loan nationwide and get accurate, real time loan options while automating underwriting conditions. Beeline can help someone own one or two properties with conventional loans, then offer DSCR loans to grow their portfolio further. It opens the door for a lot of people who want to get into the game.”

Beeline partners with online digital platforms catering to investors looking to buy investment property nationwide. Inventors seeking the best pricing can choose a conventional option while investors seeking flexibility in the approval process can choose a DSCR option.

Beeline’s proprietary Point of Sale handles these scenarios by guiding the investor down the path that best suits them depending on their preference and suitability to use either the rental property’s income or their personal income to qualify. The rental income journey (DSCR) doesn’t bother the user with personal income details, instead eliciting the property’s rental income and data needed to calculate the ratio and loan options. AI is employed by the Beeline POS to understand the investor’s specific needs and give accurate approvals and loan options. The technology is complemented by Beeline’s dedicated Loan Guides who can walk investors through.

Fellow Co-Founder and Chief Brand Officer Greg Ellis said, “Beeline is all about helping people get a foothold in the property market, then onward to a dream home and financial independence. Many are priced out of the owner occupier market now, so property investing makes sense for a lot of Americans. 55% of our applications are property investors and nearly half of those buy interstate. They tend to be younger than non-investors so an emerging lender like Beeline simply has to have a great property investor experience and understand that it’s a different transaction.”

The journey takes about nine minutes and is followed by an automated real time “Ready Approval” for borrowers who qualify instantly. This happens approximately 50% of the time with the remainder automatically denied or referred for manual intervention and clarification. Beeline’s “Ready Approval” is more reliable than a traditional pre-approval, using exact and verified data to perform some of the underwriting during the application with Beeline touting that approvals Beeline gives in minutes are so accurate they’re 95% likely to reach clear to close (CTC).
